Code Compliance

Code Compliance investigates complaints, conducts proactive inspections and works with residents, property owners, businesses, and contractors to achieve voluntary compliance with local codes and regulations. The Department enforces regulations related to property maintenance, zoning violations, nuisance conditions and other violations affecting the appearance and safety of the community. When voluntary compliance cannot be achieved, the Department initiates enforcement actions including notice of violations, citations and cases before the Special Magistrate, as authorized by law. In addition to enforcement, the Department educates the public on municipal codes and regulations, coordinates with other Village departments and outside agencies, and promotes community standards that protect property values, preserve neighborhood character, and enhance the overall quality of life for the residents and businesses in Pinecrest.

I received a Code Violation; what should I do now?

Please review the Notice you received and take action to correct the issue.

If you have questions about what is required to achieve compliance, contact the Code Compliance inspector who issued the violation for more information. The inspector’s name, email address, and direct line should be listed on the notice you received.


When am I allowed to water my lawn?

While we are working toward having lush green lawns, we must also think about water conservation. Miami-Dade County allows residents with even-numbered addresses to water their lawns Thursdays and Sundays and residents with odd-numbered addresses to water their lawns Wednesdays and Saturdays. What are the hours in which landscaping work is permitted?

Commercial landscapers can work in the Village from 8 a.m. to 5 p.m. Monday through Friday and 9 a.m. to 2 p.m. of Saturday. No commercial work is allowed on Sundays and legal holidays. Residents can operate their own landscaping equipment from 7 a.m. to 8 p.m. Monday through Saturday and from noon to 4 p.m. on Sunday and legal holidays.

 

Are their any regulations for the use of a leaf blower?

All leaf blowers used in the Village must meet a noise requirement. All leaf blowers used in the Village must meet the requirement of having a stamp from the manufacturer or testing laboratory certifying a rating of no more than 65 DBA. Gas-powered leaf blowers will be banned starting January 2023. (see: Leaf Blower Regulations(PDF, 51KB) )

Esther was promoted to Code Compliance Manager in July 2026. She brings more than 30 years of experience in code compliance, regulatory enforcement and community relations. Prior to joining the Village in 2011, she served in code compliance roles with the City of Homestead and Miami-Dade County.
