When property is sold through a multiple listing association, the owner is required to disclose any improvements or repairs made and if permits and inspections were obtained. Many financial institutions will not finance a purchase without proof of a final inspection. If you decide to sell a home or building that has had modifications without a permit, you may be required to tear down the addition, leave it unoccupied, or make costly repairs.


Improves Safety

Your permit allows the code official to reduce the potential hazards of unsafe construction to provide for public health, safety, and welfare. By following code guidelines, your completed project will meet minimum standards of safety and will be less likely to cause injury to you, your family, your friends, or future owners. Mandatory inspections complement the contractor’s experience and act as a system of checks and balances, resulting in a safer project.


It’s the Law

Work requiring permits is mandated by the State of Florida and Pinecrest Ordinances. Any work done without a permit may be subject to removal or other costly remedies.

 

How to Apply in Person, Online and Outside Agencies.

Each project has its own requirements. Before you start working on your project, please review the Permit Submission Checklists along with Forms and Documents to assist you in the process.

  • Applicants must submit a permit application signed and notarized by the owner or owner’s representative and a registered contractor.  For an owner-builder permit, only the owner is required to sign and notarize the application along with owner builder requirements.
  • Two (2) sets of plans are required for submission with your permit application.
  • All documents are to be submitted during Permit Processing, M-F 8 am- 2:00 pm.

Corrections will not be accepted if there are any disciplines pending review. Partial corrections will not be accepted for plan review. All disapproved trade's comments must be addressed and submitted together when bringing in corrections.

The Building Department may require a copy of the executed contract for the work to be performed for approval. This requirement will help facilitate the calculation of the required fees per state statute 489.127(4)(c).

  1. Log into your contractor or public account
    • Select from the left navigation "Apply / New Permit"
    • Review Permit Application Confirmation
    • Select the “PERMIT Type” that you are applying for from the drop-down menu.
    • Select the “PERMIT Subtype
    • In the “Description of Work”, type in the work that you will be doing in (A/C CHANGE OUT, GENERTAOR, NEW CONSTRUCTION, SWIMMING POOL etc.).
    • Next, enter the amount of your contract in the “Job Value”.
    • Enter the address where the work is being done in "Location", then select Search.
    • You may want to enter just a partial address to make sure that you can find the address you are looking for.
    • If using the Folio number select Site_APN from the drop-down menu.
    • Click on the correct address. The complete address will appear in the "Location". If you clicked on the wrong address, do not hit the back button. Click the "Address Lookup" and it will allow you to type in another address.
    • To submit “Attachments”, click “Select” next to “File Name”. Double click on your file. You can always remove your selection by clicking “Remove”. SEE REQUIRED File and Description Naming Guideline.
    • Next, type in the “Description” of the document. SEE REQUIRED File and Description Naming Guideline. Click “Upload”.
    • Review your information and then click on "Next Step" at the bottom of the screen.
  2. Review all of the Applicant, Contractor, and Owner Information. It will not allow you to move on until the required (*) information is completed.

    Then Click "Next Step"

  3. Review all of the information. You will be able to edit any information in this screen. When everything is correct, click "Submit".

    You can monitor your permit online throughout the entire process.

  4. Once reviews are complete, you will receive an email notifying you that your permit requires corrections or has been approved and is ready for payment (if applicable).

    Corrections will not be accepted if there are any disciplines pending review. The portal remains closed until all reviews have been completed. Partial corrections will not be accepted for plan review. All disapproved trade's comments must be addressed and submitted together when submitting corrections.

  5. Once reviews are complete, you will receive an email notifying you that your permit requires corrections or has been approved and is ready for payment (if applicable).

    If Approved, we will complete the approval process once payment is received. Digital plans must be printed by permitting staff  and picked up at the Building Department during processing hours. You will be contacted once plans are available for pickup.

Projects requiring outside agency approvals must be submitted directly through the Miami-Dade County online portal.

However, before submitting to the County, applicants are required to apply for a Village of Pinecrest permit number to include as a part of the Miami Dade submittal.

A copy of the Pinecrest building permit application can be obtained by calling the Building Department at 305-234-2121, requesting one by email, or downloading using the eTRAKiT link.

Always remember to include the Pinecrest building permit number when submitting to the County.

Online submittals: When all outside agency reviews are approved, only upload the final watermarked site plan and floor plan(s) to your eTrakit file. Do not upload the entire set.

In-person submittals: When all outside agency reviews are approved, the applicant must print two (2) sets of the final watermarked site plan and floor plan(s).
