Local Business Tax Receipt

A Local Business Tax License is required for all persons, either directly or indirectly, engaging or managing any business in the Village of Pinecrest pursuant to Chapter 28, Article III, of the Code of Ordinances.

You will be required to obtain a Local Business Tax Receipt from both the Village of Pinecrest and Miami-Dade County, once you have obtained your Certificate of Use and Occupancy from the Village of Pinecrest. 

Miami-Dade County will ask to see the Local Business Tax Receipt issued by Pinecrest prior to issuing you a County Local Business Tax Receipt.

How to Apply for a new Local Business Tax

Step 1: Before signing a lease or purchasing property in the Village of Pinecrest, verify with the Planning Division of the Building and Planning Division that the proposed business or occupation is permitted at the address intended. The Planning Division will verify that all parking requirements for your proposed business or occupation are met as well.

Step 2: Apply for a Certificate of Use and Occupancy from the Village of Pinecrest.

Step 3: Once you have obtained verification from the Planning Division that your business meets the zoning and parking requirements, you must complete the Local Business Tax Application, which must be signed by the owner of the business and notarized.

Step 4: Submit the completed Application with all necessary attachments (which are indicated by bold italics throughout the Application) to the Planning Division for processing.

How to Pay for your Local Business Tax

Payments for your Local Business Tax can be done On-Line, by mail or in-person. 

To Pay On-Line (Preferred Method):

  1. You must first "Setup an Account" at https://pine-trk.aspgov.com/eTRAKiT/
  2. After you create the user account and login, you will need to search for your particular license by entering your license number (i.e. LBT-999999). 
    Once you have found your license, simply add to cart and follow the prompts to make the payment. (Please make sure to enter the License # on the Payment Form)

To Pay by Mail or In-Person:

  1. Payments may be dropped off at Village Hall or made by mail addressed to:

Department of Environmental Resources Management (DERM)

You are required to obtain approval from DERM prior to the issuance of a Certificate of Use and Occupancy.
In the event of a change of ownership or the name of a business which requires an operating permit from DERM, approval of that agency will be required.

The current Business Tax Classification Fees are authorized by the Village's Code of Ordinances pursuant to Florida Statute 205.

If I have a home-based business, do I need a Business Tax Receipt?
Yes, if you are operating a business in your home, you are required to obtain a Business Tax Receipt.

What is the fee for a delinquent Business Tax Receipt?
A Business Tax Receipt that is not renewed when due is subject to a penalty of ten percent (10%) after October, plus an additional five percent (5%) penalty for each subsequent month until paid. The total penalty may not exceed twenty-five percent (25%) of the Business Tax Receipt for the establishment.

How long is my local business tax receipt good for?
Your local business tax receipt is valid on October 1st through September 30th each year. Renewals are mailed in August. 

If I have a business within the Village of Pinecrest and did not get a Business Tax Receipt, can I be charged a penalty?
Yes. Any person operating a business without first paying for a Business Tax Receipt is subject to a penalty of twenty-five percent (25%) of the Business Tax Receipt fee.

If I already have a Miami-Dade County Business Tax Receipt do I still need a Village of Pinecrest Business Tax Receipt?
Yes, any business within the Village of Pinecrest requires both.

Where should I display my local business tax receipt?
Each receipt issued by the village shall be displayed conspicuously at the place of business and in such a manner as to be open to the view of the public and subject to the inspection of all duly authorized officers of the village. Failure to display the receipt in the manner provided for in this section shall result in the payment of a penalty equal to the tax applicable to the business for which the receipt was obtained.

Do I need a Business Tax Receipt for each person working in my company that has a State of Florida license?
Yes, a Business Tax Receipt is required of any person with a State License.
