Once a building permit has been issued and work has begun, inspections are performed by Village of Pinecrest inspectors at intervals designated by the Florida Building Code. Simply stated, an inspection is required prior to concealing any part of the construction. The permit and plans must be available to the inspectors on the job site.

Before you begin, please note that most searches are available in eTRAKiT with no login. Simply select the search needed, and enter the search criteria. If you need to make payment, apply for a permit or schedule an inspection, then you will need to login to eTRAKiT
Public User: Log-in required to check plan review status, view comments and make payments. Cannot schedule inspections.
Contractor: Log-in required, check plan review status, view comments and schedule inspections.

Please note that inspections may be subject to cancellation due to inclement weather.
Due to the nature of the inspection process it is difficult to determine the specific time that the inspector will arrive. Please allow up to a 2-3 hour window from the displayed time for the inspector to be onsite.
When the work is ready to be inspected, you can request an inspection by calling:
Inspections requested between 8:00 a.m. and 3:30 p.m. will be scheduled for the following business day.
Stormwater inspections will only take place on Monday, Tuesday and Wednesday.

Permits expire after 180 days without an approved inspection. In order for a project to be complete, it must pass final inspections. A Certificate of Occupancy, Certificate of Completion or a Certificate of Use and Occupancy may also be required. If a permit expires before final inspections, it becomes null and void and the project is in violation of the Code.

The time to have a permit issued varies. Permits require that the plans be dropped off for review and the length of time will vary depending on the complexity of the plans. Expedited services are available upon request.
